What’s Included in a Land Registry Title?
The Title Register is made up of three key parts:

- Proprietorship Register – Names the legal owner(s), outlines the type of title held (such as absolute or possessory), and any restrictions affecting ownership.
- Charges Register – Lists financial charges (like mortgages) and legal constraints (such as restrictive covenants) affecting the property.
Understanding these details is crucial for any homeowner, buyer, or investor.
Do Paper Title Deeds Still Matter?
While HM Land Registry now keeps official records digitally, historic paper title deeds may still be useful. These documents can provide:
- Insight into old boundary lines
- Evidence of historic rights of way or covenants
- Support in resolving property disputes
If your property was registered long ago, these original deeds may no longer be held by the Land Registry, so you can only rely on the electronically held copies of the deeds. In addition, for some properties purchased prior to 1990, the titles may not have yet been electronically registered with HMRC so in these instances the original deeds are vitally important to prove ownership. Keeping them safe or storing them with your solicitor is often a wise decision, even if your title is already registered.
