1. Do your research and read reviews for your preferred Estate Agent – are they well established and with positive client feedback?

2. Check your Estate Agent has good local knowledge in relation to the area your property is in.

3. Check the small print on all written agreements – there could be a clause to remain longer with the same Estate Agent than you wish or to sign up to use their chosen conveyancer or              solicitor rather than your own.

4. Check that your property will be marketed through various media including on websites such as Rightmove and Zoopla.

5. Ask your Estate Agent who could assist you in arranging an Energy Performance Certificate.

6. Check you will receive weekly updates on the progress of your sale to ensure you understand how the transaction is progressing .

7. Where will the keys be held? Do they have a local office and are they in a secure safe?

8. Ask for a named representative who will be dealing with your property so that you always have one single point of contact to call upon for assistance.

9. Will your Estate Agent make the relevant checks to confirm that any potential buyers are committed with an ability to proceed?

10. Check that the Estate Agent will correspond with the buyers directly and that you are not expected to.
